Why quotes at similar prices can hide very different jobs

A written quotation should state exactly what is and is not included. In practice, many quotes are silent on scaffolding, waste removal, making good after first-fix trades, VAT treatment and who supplies materials. Silence usually means it is not included.

The cheapest headline figure is often cheapest because it has left the most out, not because the builder is more efficient. Ask each builder, in writing, to confirm whether every item on the list above is included in their price.
